Do I actually own the property?

You are a legal co-owner through a fractional ownership structure. The property is owned by a registered company listed in the land registry. When you purchase shares in this company, you become a shareholder and, as a result, a proportional co-owner of the property.
Can I sell my share if I want to?

After the 12-month hold period, you're free to sell your share. We'll be happy to help you find a buyer, whether from within our BIRDNECK share community or new investors interested in co-ownership.
How do I book my stays?

Booking is simple through the personal account or the BIRDNECK share app. The calendar shows all available dates, and you can book your stays without coordinating with other owners. Make reservations from one month to a year in advance.
Do I ever need to coordinate with other co-owners?

No, there's no direct interaction needed. BIRDNECK share takes care of everything for you, handling all administrative tasks and coordination with other owners. You can simply enjoy your property worry-free.
What happens if something gets damaged?

Don't worry about it. Our management team handles all maintenance and repairs. They check the property after each stay to ensure everything is perfect for the next owner's visit.

How can I earn money with vacation properties?

As a BIRDNECK share co-owner, you can earn from the property in two ways. First, if the value of the property grows, so does the value of your share. Second, some properties allow you to rent out unused days under the Stay and Earn™ model, bringing you income.
How does the Stay and Earn™ model work?

For properties with the Stay and Earn™ model, income is generated by renting out the property when co-owners aren’t using it. The rental income is first used to cover management and maintenance costs, and the remaining amount is distributed among co-owners based on their ownership share and unused days.
How is the purchase agreement structured?

When you buy a share, there are two simple agreements. First, a co-ownership agreement that establishes your property rights. Second, a management agreement with BIRDNECK share that covers all aspects of shared ownership and services.
What if I want to sell my share?

After the hold period, you can sell your share freely. You can sell to other BIRDNECK share members, new investors, or let us help you find a buyer. This flexibility makes your investment liquid and gives you complete control over your ownership.
Is this the same as Timeshare?
+
No, the timeshare model only allows you to purchase time at a tourist facility without owning the property. With BIRDNECK share (fractional ownership), you become a co-owner of the property. This means you can sell your share, benefit from property value appreciation, and enjoy all the rights and advantages of ownership.
